Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.
Famco Crown Repair: The San Antonio Owner’s Guide
A Famco crown repair in San Antonio typically runs $340 – $720 installed, depending on the crown’s width, how much of the old mortar needs chipping out, and whether we’re forming a new pour-in-place crown or resetting a precast one. We stock Famco-compatible crown materials on the truck, so most repairs are done in a single visit. Most San Antonio homeowners discover the problem the same way: a water stain running down the face of the chimney after a hard spring rain, or a chunk of mortar on the patio they didn’t remember putting there.
The crown is the concrete-like cap sitting on top of the chimney, and when it cracks, water works its way into the brick and mortar below. In San Antonio’s freeze-thaw cycles, even hairline cracks open up fast. Roofers miss this on every inspection, but it’s the first thing I check on any chimney job.
Which Famco Models This Applies To
Famco manufactures a range of galvanized and stainless chimney caps and crown assemblies, and the crown component shares dimensions across most of their standard series. The three measurements that matter are the outside width of the flue tile, the outside dimensions of the top course of brick, and the crown’s overhang depth. We have installed Famco crowns on everything from single-flue ranch homes in Castle Hills to double-flue two-story builds in Stone Oak.
If you still have the Famco packaging or a faded label, look for a part number starting with “FC” or “CC,” which tells us whether it’s a standard crown, a crown with an integral cap, or the taller draft version. If the label is gone, we measure on site. One compatibility gotcha we see often: Famco crowns designed for clay tile flues don’t always clear the wider diameter of an insulated stainless liner, so if you’ve had a liner installed since the crown went in, we may need to open up the opening or switch to a custom-formed crown. Alcott Chimney San Antonio is an independent service provider; we are not affiliated with Famco, but we stock and install their components regularly.
In San Antonio’s hot-sun/cold-rain cycles, OEM Famco material holds up better than most aftermarket crowns because the steel in their integrated caps is galvanized before forming, not after. We’ll use Famco-matched materials unless the crown is custom-formed, in which case we use the same professional-grade mortar and bonding agents we’d use for a full rebuild.

Signs Your Famco Crown Repair Is Failing
- Water staining on the ceiling or wall near the chimney. This means water is getting past the crown and into the chase or the brick. It’s rarely a roof leak; it’s almost always the crown.
- Spalling brick or flaking mortar near the top of the chimney. When water soaks into the brick and freezes, the face of the brick pops off. The crown cracked first.
- Rust trails or staining on the crown’s metal cap. If the Famco cap shows rust weeping down the crown, the galvanized layer is failing and water is sitting in the crown’s low spots.
- Visible cracks in the crown mortar wider than a credit card. A hairline crack can be sealed. A crack that catches a credit card edge means the crown is moving and needs real repair.
- Chunks of mortar or crown material on the roof or ground. Once pieces start falling, the crown has lost structural integrity. It will not heal itself.

AfterReplacement Cost & What’s Included
A Famco crown repair in San Antonio with the old mortar chipped out and a new crown poured or reset runs from $340 on the low end to $720 when the crown is wide, the existing mortar is deep, or we need custom formwork. We provide a written price before any work starts, so you know the number before we ever pick up a trowel. Here’s how that breaks down:
- Crown sealing and crack fill (no rebuild): $180 – $280
- Standard Famco crown reset or replacement: $340 – $550
- Custom-formed crown on larger or oddly shaped chimneys: $550 – $720
The labor includes chipping out the failed material, re-setting the crown with the correct slope away from the flue, and sealing all seams. The materials are Famco-matched unless a custom crown is required. Every repair carries our written 365-Day Done Right Promise: if the repair fails within a year, the second visit is free. That’s the whole point of the guarantee, and we put it in writing on the work order.
DIY or Call Us?
You can safely check your own crown with a pair of binoculars from the ground. Look for cracks, missing chunks, or a cap that’s shifted off center. That’s where the DIY part should end, because the moment you’re on a ladder at roof height reaching above your head with a chisel, you’re one bad move from a serious fall. Roof-edge crown work is exactly the kind of job where we tell homeowners to stay planted on the ground.
What usually goes wrong on a DIY crown repair is the mortar mix. Big-box store mortar doesn’t bond to old crown material the same way professional crown mix does, and without the right slope, the water has nowhere to go. You’ll pay twice: once for the materials and again for us to chip out the fix. If you suspect your crown is failing, call us at (903) 515-5079 and we’ll come look before it gets worse.
FAQs
A properly installed Famco crown in San Antonio’s climate should last 12 to 18 years, though the metal cap often outlasts the mortar bed under it. San Antonio’s heat and occasional hard freezes put real stress on the crown, and we recommend a visual check every fall before rain season.
Yes, if the crack is hairline and the crown is still firmly bonded to the chimney, a high-quality sealant can buy you several more years. But if the crown is loose, spalled, or missing chunks, sealing over it is wasted money, and we’ll tell you that before you spend a dollar. Call (903) 515-5079 and we’ll give you an honest read.
Most single-flue Famco crown repairs are done in two to three hours on site, plus cure time for the mortar before it’s fully weather-tight. We usually tell San Antonio homeowners to expect one visit, with the work done same day.
We stock the most common Famco crown sizes and the professional mortar and bonding agents needed for a proper bond, so many San Antonio jobs are finished in a single visit. If we need a size we don’t carry, we’ll have it within a few days and give you the written price before ordering anything.
